At S. Brown Construction, every project begins with a foundation of trust, planning, and transparency. Our design-build process is structured to give you a clear understanding of what will happen, when it will happen, and how your investment is used.

Our in-house design studio leads this early phase, ensuring that every detail is thoughtfully developed before construction begins. When a project requires architectural or engineering support, we collaborate with trusted local professionals to create a complete and accurate plan.
Whether you are planning a major home remodel, a whole home renovation, or a custom home in the Greater Lafayette area, your project moves through a thoughtful, step-by-step system that reduces guesswork and brings confidence to every decision.

Our Design-Build Process

Qualification Call

This first conversation allows us to understand your goals, timeline, and investment expectations. We focus on listening before offering solutions. By the end of this call, you will know whether your project aligns with our services and whether a site visit is the right next step.

On-Site Meeting

We meet at your home to discuss how you live in the space, what challenges you are facing, and what you hope to improve. For large scale remodeling or additions, this meeting helps us evaluate feasibility and gives you an opportunity to ask questions about our design-build approach in person.

Design Agreement

Once we both agree that the project is a good fit, we begin with a formal Design Agreement. This phase is where trust is built. Our in house designers work closely with you to develop the full scope of work, architectural details, and complete selections. This may include cabinetry, flooring, fixtures, windows, exterior materials, and all the specifications required to produce an accurate estimate.
 
Every design decision is documented so you have clarity before construction begins. Depending on the scale of the project, this phase may take several weeks or several months, especially for whole home projects or custom homes.

Detailed Estimating and Budget Alignment

After the design is finalized, we complete a full estimate based on the exact materials and specifications selected. There are no allowances and no guesswork. This step provides you with a transparent and reliable project cost before any construction contract is signed.

We review the estimate with you, discuss any adjustments you may want to make, and ensure the project aligns with your priorities.

Construction Contract

Once the budget and scope are fully aligned, we prepare a fixed price construction contract. This document outlines all specifications, timelines, and expectations. With clarity on both sides, we establish a strong working partnership as your project moves into construction.

Construction Phase

Your project moves from planning to execution under the guidance of our experienced team and trusted subcontractors. We manage scheduling, site supervision, quality control, and communication. For complex additions, major remodels, and custom homes, this phase follows a clear sequence from demolition and framing through mechanicals, finishes, and final detailing.

You remain informed throughout with consistent updates and a predictable workflow.

Completion and Follow Through

At the end of construction, we complete a detailed walk-through, address any final items, and ensure the work meets your expectations. You receive all warranty information and remain supported long after the project is finished. Our relationship continues beyond completion because trust does not end when the project does.
